New Requirement: Local Law 152 Inspections Now Require Advance DOB Notification

Recent updates to NYC Department of Buildings (DOB) requirements have added an important step to Local Law 152 gas piping inspections.

If you’re a building owner, property manager, or board member, this is something you need to be aware of.

Inspections now require advance notification to DOB before they are performed.

What Changed?

Under updated DOB rules, the Licensed Master Plumber (LMP) performing your Local Law 152 inspection must:

  • Notify the NYC Department of Buildings before the inspection takes place
  • This notification is required at least 2 days in advance

This is part of DOB’s effort to improve oversight and tracking of gas piping inspections across NYC.

Who Is Responsible for this and How does this Impact the Process?

The responsibility to provide advanced notice falls on the Licensed Master Plumber (LMP) inspection entity performing the inspection.

Building owners should still be aware of this requirement because:

  • If proper notice is not submitted the inspection may not be considered valid.
  • This can impact your GPS2 filing and potentially lead to violations for failure to file

The advances notice to the NYC DOB will enable, on a random basis, a DOB Inspector to be  present at an inspection to ensure:

  • The person performing the inspection is qualified
  • The inspector has properly completed the inspection

  • The inspection could be delayed
  • Your certification filing could be rejected or never submitted
